  • Extensions: Built-in 3-month extension (3-4 points fee) if needed.

  • No formal credit checks, but exit strategy verification is key.
  • Strict contractor vetting for new investors.
  • No second-lien loans or unauthorized gap funding.
  • Avoids high-risk areas or properties with uncertain after-repair values (ARV).
